Salt Spray and Beachside AC Units
On the barrier island and along the Halifax River, ocean breezes carry salt that settles on outdoor AC units. Over time it eats away at the thin metal fins and fasteners.

White or green crust on fins, rusted screws and cabinet bases and fins that crumble when touched.
Freshwater rinse
With the power off, rinse the coil gently with a garden hose every month or two. Never use a pressure washer.
Placement
Where possible, place units on the side of the building away from direct ocean spray.
Coated coils
Ask about protective coil coatings on new equipment.
Hardware
Stainless or coated fasteners and stands resist rust.
Electrical parts
Salt can corrode electrical connections inside the unit. Yearly service catches loose or corroded wiring.
Shorter lifespan
Even with care, oceanfront units often wear out sooner than inland ones.
Storm rinsing
After strong onshore winds, a gentle rinse removes extra salt.
Inside too
Salty, humid air can reach indoor air handlers in garages and closets.
More
See AC maintenance.
Keep it off the sand
Units sitting low in sand pick up more salt and moisture. A raised, level pad helps.
Check fins
Bent or crumbling fins reduce airflow. A technician can straighten or assess them during a tune-up.
Rinse schedule
A monthly rinse in summer and after big onshore blows is a simple habit that adds years to a beachside unit.
Know when to replace
When fins crumble and cabinets rust through, repairs stop making sense and a coated replacement is the better buy.
Indoor rust
Rust on the indoor cabinet or drain pan in a beachside home is worth mentioning at the next tune-up.
Electrical boxes
Salt can corrode the disconnect box and wiring. Have damaged boxes replaced rather than patched.
