Daytona Beach Rental AC Checklist
For long-term rentals, beachside condos and vacation rentals across Volusia County.
Request an AC contractorIn Daytona Beach, the air conditioner is often the first thing tenants and guests notice. Many rentals are beachside condos where a small drain problem can leak into the unit below, and vacation rentals change hands every few days. This checklist helps occupants try the safe fixes and report the important problems quickly.
Simple checks
- Thermostat on Cool, set a few degrees below the room, fan on Auto
- Batteries replaced if the screen is blank
- Breakers for the AC and air handler not tripped
- Filter not clogged (or reported if tenants can't reach it)
- Step-by-step help: AC not cooling in Daytona Beach
Leaks: report the same day
- Water on the floor near the air handler or in its closet
- Drips or stains on a ceiling, especially in condos
- The AC shutting off by itself (a float switch may have tripped)
- Water dripping from a small pipe above a window or door outside
Report right away
- Burning or electrical smells
- A breaker that trips again after one reset
- Ice on the copper lines or the indoor unit
- No cooling after the simple checks on a hot day
Wet season and storms
- Keep windows and doors closed while the AC runs so humid air stays out.
- Don't block vents or the return grille with furniture or luggage.
- Before a storm, follow the manager's or building's instructions.
- After a storm, don't run equipment that was flooded or damaged. See the hurricane season checklist.
Condos and vacation rentals
Guests rarely know where the air handler is. A note inside the closet door with the filter size and a contact for AC problems saves time. Between stays, check the filter and look for water in the drain pan. See oceanfront condo AC tips.
For property managers
A dry-season tune-up and drain flushing before June prevent most summer calls. For service, see AC repair, drain lines and leaks and condo air conditioning.
