Daytona Beach Inspection: AC Terms Explained
For buyers of homes and condos in Daytona Beach, Ormond Beach, Port Orange and the beachside.
Request an AC contractorWhether you're buying a mainland house or an oceanfront condo, the AC section of the inspection report deserves a careful read. Salt air, humidity and long running seasons all leave marks on equipment around Daytona Beach. Here's what common notes usually mean. Your inspector saw the system, so rely on their findings and ask them questions.
Outdoor equipment
Coil corrosion / fin deterioration — Salt and age have eaten into the fins. Heavy corrosion reduces cooling. See salt spray and beachside AC units.
Equipment on roof / not accessed — In condos, inspectors may not reach rooftop condensers. Ask the association about their age and service.
Unit not secured — Outdoor units should be strapped or bolted down in a hurricane-prone area.
Water and drainage
Condensate line / trap — The pipe carrying water from the coil. Algae or poor slope can cause clogs.
Float switch present / absent — A safety device that shuts off the AC if the pan fills. Especially important in condos.
Rust or water in drain pan — A sign the drain has overflowed before. See drain lines and leaks.
Performance
Temperature split — The difference between return and supply air. A low split can mean low refrigerant or poor airflow.
Short cycling — Frequent on-off cycling, often from oversized equipment, which hurts humidity control.
Age and records
Manufacture date — Read from the data plate. See is your AC near the end?
No service records — Common, but worth asking the seller or association about.
How serious is it?
- Monitor: dirty filter, light corrosion, plants close to the unit.
- Fix soon: missing float switch, water in the secondary pan, unsecured outdoor unit.
- Before closing: no cooling, active leaks, heavily corroded or failing equipment.
